The project

Ten Minute City

Dizengoff 36 is a six storey boutique building of 14 apartments at the southern end of Dizengoff Street, three minutes on foot from Dizengoff Center and five from Habima Square. The developer EretzIsraeli obtained the building permit on 26 April 2026 for a new construction address in a stretch of central Tel Aviv where newly built homes reach the market only rarely. The design is signed by Yasky Architects, the practice behind the Smolarz Auditorium at Tel Aviv University and residential buildings in Ramat Aviv.

The building holds two or three apartments per floor. Published typologies run from a 41 sqm two room apartment on the first floor to a 73 sqm three room apartment at the front of the fourth and fifth floors, alongside a garden duplex of 119 sqm over the two lower levels that opens onto 92 sqm of private outdoor space. Every apartment carries a sun balcony of 5 to 14 sqm. On the roof sits a penthouse with its own pool, facing the planted belt on one side and the skyline of the city centre on the other.

The facade combines plaster, exposed concrete, concrete tiles and perforated aluminium shutters. The palette stays restrained against the white plastered stock of the surrounding streets. Recessed balconies with planted edges run across the street elevation, a pergola shades the roof terrace, and the lobby sits back from the pavement behind a planted forecourt.

EretzIsraeli develops residential buildings in Tel Aviv and Ramat Gan, with a portfolio built on urban renewal under TAMA 38 and evacuate and rebuild schemes; its other current addresses include Ussishkin 8A and Jabotinsky 69 in Tel Aviv and Pinhas Rotenberg 44 to 46 in Ramat Gan. Measured from the April 2026 permit, the indicative schedule places the start of works in the second half of 2026 and delivery in spring 2028. Sales enquiries run through the project line *8174.
