TLYOU, La Guardia 15

TLYOU is the commercial name of the urban renewal project Migdal Top Real Estate is building at La Guardia 15, where La Guardia Street meets the Ayalon Highway in the Yad Eliyahu neighborhood of Tel Aviv. Building permit 20260781, approved by the municipality on 11 August 2026, covers 167 homes in two buildings: a 28 storey residential tower and an 8 storey boutique building whose ground floor is given over to shops. Axelrod Architects designed the scheme.

The plot belongs to the La Guardia and Wingate renewal plan, which the Tel Aviv District Planning Committee validated in February 2019 for about 450 homes in three residential towers, an office tower and three lower residential buildings. Under this **pinuy binuy** (demolition and reconstruction) scheme, Migdal Top clears older blocks holding 44 apartments and builds the 167 homes of the approved programme in their place. The developer reports that residents are now moving out and that sales open shortly.

In the tower, 3 and 4 room apartments run from the 2nd to the 26th floor, four mini penthouses of 5 and 6 rooms occupy the 27th floor and two 5 room penthouses crown the 28th. The boutique building offers 3.5 and 5 room apartments on floors 2 to 7, with two 5 room penthouses on the 8th floor. Every apartment has a sun balcony, and residents share underground parking, a designed entrance lobby and a landscaped forecourt with seating.

Migdal Top has worked as a contractor and developer for more than 20 years and has delivered hundreds of homes, shops and offices in the Sharon region. Its chief executive and partner, Arie Bar, previously served as director general of the Ministry of Construction and Housing and of Netivei Ayalon. From the site, the Ayalon ramp puts the Yigal Alon employment district and the Azrieli towers a few minutes away, and HaShalom railway station lies within walking distance.
