Shenkin 42, Tel Aviv-Yafo

Shenkin 42 replaces a building from 1933 with a boutique residential building of 23 homes, in the middle of Rova 5, the historic quarter at the centre of Tel Aviv. The plot measures 846 square metres, which makes it one of the largest on Shenkin Street, and the scheme runs as a TAMA 38/2 demolition and reconstruction. The Tel Aviv-Yafo municipality approved the building permit on 17 June 2026 under file 20241758, and the approved plan carries two basement levels beneath the new structure.

The address sits in Lev Ha'ir, where Shenkin Street has anchored the city's independent retail and cafe culture since the 1980s. Rothschild Boulevard lies about 500 metres away, the Nahalat Binyamin pedestrian mall about 450 metres, Gan Meir park about 530 metres and Carmel Market about 590 metres. Bialik Square and Habima Square are both inside 650 metres, and Carlebach light rail station on the Red Line is about 850 metres from the door.

Yaniv Pardo Architects designed the building. The renderings published by the developer show planted balconies on every residential floor, perforated metal screens set into a white facade, a pergola shading the top floor terrace and a glazed frontage at street level. The massing steps back at the roof, in the pattern the surrounding blocks of Lev Ha'ir already follow.

Ewave Nadlan develops the project through Ewave Shenkin 42 Tel Aviv Ltd, company number 514490978, the company registered for this address. The group was founded in 2008, acts as the real estate arm of the Ewave group and has run urban renewal projects in Tel Aviv-Yafo, Givatayim, Ramat Gan, Ra'anana, Herzliya, Bat Yam, Netanya, Be'er Sheva and Harish, for a cumulative volume above NIS 7 billion. It signed the combination deal with the plot owners in November 2021 and lists Shenkin 42 at presale stage.
