The project
A four storey boutique building on a quiet street in Ramot Tzahala
Tolkovsky 12 stands on a quiet one way street in **Ramot Tzahala**, a north Tel Aviv neighbourhood of mostly low private houses. A building permit approved on 27 July 2026 under **TAMA 38/2** (the Israeli urban renewal track that demolishes an old block and rebuilds it to current seismic standards) clears a 1970 building of six flats that had no lift and no parking. In its place comes a four storey boutique building over an underground car park, and the municipal permit record lists 9 units for the project.
Apartment sizes run from 95 m² to 226 m². The ground floor holds a four room garden apartment of 95 m² with a 42 m² private garden. Above it sit a four room apartment of 120 m² with a 12 m² balcony, a five room apartment of 150 m² with a 16 m² balcony and, as the largest home in the building, a seven room apartment of 226 m² opening onto a 21 m² balcony.
Every apartment comes with a private storage room and a regular underground parking space without car stackers, wired in advance for an electric vehicle charger. Inside, the specification includes central **VRF air conditioning**, three phase power, electric shutters and double glazed windows for acoustic and thermal insulation. Kitchens take a Caesarstone worktop, bathrooms get underfloor heating and wall hung toilets, and the building is designed to the Israeli green building standard. Liat Dankner's architecture office designed the facades and the entrance lobby.
Dankner-Kenlov Urban Renewal, part of the Intergama group, runs the project from planning through marketing to construction, which its own contractor, Dankner 38 Management and Execution, carries out. Gadi Dankner founded the company about 12 years ago; it now manages 22 projects in five cities in central Israel totalling more than 1,000 housing units, seven of them already occupied. The presale phase at Tolkovsky 12 closed in August 2026. From the street, the HaKfar HaYarok interchange on Route 5 is a few minutes away by car, and Moshe Sneh Street, a main bus corridor, is within walking distance.
