Ussishkin 52, Tel Aviv-Yafo

Ussishkin 52 is a boutique residential building of 23 apartments over eight storeys, at the northern edge of Tel Aviv's Old North. The Tel Aviv planning authority approved the building permit on 19 April 2026 under TAMA 38/2, the demolition and rebuild track of the national urban renewal plan, which replaces the original block on the plot with new construction. Developer Engel Real Estate lists the project as permit obtained and heading into execution.

The address sits first line to Yarkon Park, with the park across the street and open views toward the point where the Yarkon river meets the Mediterranean. Tel Aviv Port is a 5 minute walk, the sea a 9 minute walk, and Sderot Nordau, the boulevard that anchors the Old North, runs a few blocks south. Ussishkin is a quiet residential street off the northern end of Dizengoff, with no bus traffic on it.

Every apartment in the building receives a balcony and a parking space in the underground garage. The 3-room home released on the fifth floor measures 60 sqm of main area plus a 13 sqm north-facing balcony, with two exposures turned north-east toward the park. The renderings show planted balconies wrapping each floor, a pergola over the roof terrace, and a landscaped ground level set behind an open colonnade entrance.

Engel Real Estate is a family-run boutique developer that builds only in Tel Aviv and has been chosen by dozens of clients in the city for urban renewal work, with Barditchevski 17 and Marmorek 26 already occupied and Ussishkin 46 and Prague 3 under construction. Architecture is by Mushlin Simon Architecture and Management, and green building is advised by Evergreen. On the standard permit to delivery schedule for a Tel Aviv rebuild of this size, works start in 2026 and handover falls in 2028.
